Should You Consider Listing Your Home Over The Holidays?
The holiday season can be a stressful time of the year and many would cringe at the thought of adding a home sale to the list. So much so that many sellers pull their house from the market until the new year. However, the Holidays can be an excellent time to sell with many benefits for the home seller. Holiday buyers are serious and motivated, tend to have more time to shop and are riding the wave of consumer confidence which is higher than any other time of the year.
And the biggest reason to list your home over the Holidays? There are fewer homes on the market which means less competition. Fewer homes means a limited inventory which drives prices up in many markets. The national median existing-home price for all housing types was $199,200 in September, up 11.7 percent from September 2012. This is the 10th consecutive month of double-digit year-over-year increases.
Mortgage rates also contribute to holiday home sales. Rates are rising with Freddie Mac reporting its latest average on the 30-year fixed rate at 4.35%, up from 4.16% the week before. Consecutive weekly climbs in interest rates tend to motivate buyers even more.
So what can we do to successfully market your home without sacrificing your sanity or time with your family? We understand the importance of privacy at this time of the year and will market your home only to our sphere of serious buyers. No for-sale signs, lock boxes, open houses or advertising identifying your home. This way you will not miss those rare opportunities by waiting until the new year and if for some reason your home does not sell, we will start our full marketing program in January 2014.
